5 FAQ’s about Housing Choice Vouchers 

The Housing Choice Voucher (HCV) program, also known as Section 8 housing, helps low-income families, seniors and individuals with disabilities afford safe, decent rental housing.

Here are answers to the five questions we receive most:  

Q: What companies work with HCV/Section 8? 

A: There’s no universal list. Individual landlords and property managers choose whether to accept vouchers. Many large property management companies like Progress do. You can also use local public housing authority listings to find participating companies and rentals. 

Q: How long does it take to get approved for a voucher after submitting documents? 

A: It varies by location and demand:  

  • Document review: Usually 30–45 days. 
  • Voucher issuance: After eligibility confirmation, expect a briefing within 10–15 days. 

The reality is that waitlists can add months – or even years – before you reach this stage. 

Q: What are the income limits to receive a voucher? 

A: Eligibility depends on household size and local median income. Check HUD’s income limits tool for your area. 

  • Most families must earn ≤50% of Area Median Income (AMI). 
  • 75% of vouchers go to households earning ≤30% of AMI. 

Q: What happens after completing the intake certificate for HCV? 

A: Once you’re approved: 

  1. Receive voucher details (amount, unit size, expiration date). 
  1. Find housing that accepts vouchers.
  1. Submit Request for Tenancy Approval to your housing authority.
  1. Pass inspection to ensure the unit meets HUD standards.
  1. Sign lease and move in! The housing authority pays its share directly to your property  manager. 

Q: Can I move with my Housing Choice Voucher?  

A: Yes. This is called portability. You can transfer your voucher to another city or state, but you must follow your local housing authority’s rules and notify them before moving.
