What to Expect When Renting a Home

Here’s how easy it is to find the home of your dreams, with Progress Residential®.

Find Your Perfect Rental Home

You can choose to view your perfect rental home with the help of one of our highly skilled Leasing Specialists, or opt for a self-showing that works with your busy schedule. How great is that?

To get started, visit https://rentprogress.com and enter in your search criteria. Once you’ve found a home(s) you would like to view, select either the “Show Yourself In” button or “Schedule a Showing” button. Whichever option you select, a member of our Leasing team will be in touch to answer any questions and help with the application process.

If you find a home that is not yet available but listed as “Coming Soon”, you may take advantage of our Preferred Access program that will allow you to pre-lease the home before anyone may do so. Learn more here.

Ready to apply? Great!  Protect yourself from scams during your application process. Only apply online at https://rentprogress.com. We never ask you to wire transfer or pay cash during the application process. If you have any questions, please give us a call at 833.PRG.RESS or (833.774.7377).

Pets welcome

We don’t put a limit on your love! We allow most domesticated pets, including commonly restricted breeds, and don’t place a cap on the number of pets. Bark (or meow) if you’re happy!


All applicants 18 years of age or older will need to complete a Lease Application and pay the $50 application fee. All applicants are screened thoroughly and typically receive a decision within 48 hours.

Security Deposit

Your security deposit will vary depending upon the monthly rent of the home you choose and other factors such as credit history. Your Application Coordinator and Leasing Specialist will be able to provide additional information.

Holding Fee and Lease Admin Fee

A $500 holding fee is required to secure your dream home. Please note that this holding fee is non-refundable unless your application is denied. You’ll also need to pay the $125 Lease Admin fee as part of your move-in.

Utilities and Fees

Be sure to discuss your utilities and any additional monthly fees such as pool maintenance to better gauge your monthly expenses.

Renter’s Insurance

While we hope you never have an accident, renter’s insurance will protect you and your things if something does happen. Click here to understand coverage and options.
