What To Expect When You Rent A Home

You’re looking for a new place to call home – exciting! We’ve compiled a handy list of things to consider before you begin your search so that you can feel confident throughout the process.

Research the Area
When selecting an area to live in, consider a home that is located near highly rated school districts, close to shopping and dining, and within a reasonable commuting distance from your job. Additionally, you’ll want to decide on specifics such as whether or not the home should be in a gated community or belong to a Home Owners Association.

Determine Your Budget
Before you sign on the dotted line, determine your monthly budget for your future home. This should include how much you feel comfortable paying for rent, utilities, regular maintenance, water/sewer, cable, internet and phone. Be sure to factor this number into your other living expenses.

Work with an agent

Discuss Pets
Your new home should be accommodating for all family members – even those with fur! Ask your Leasing Specialist about pet policies, monthly pet rent and deposit fees. Please read the pet policy carefully as there may be breed restrictions or limitations on the type of pets allowed in the home.

Discuss Utilities
In addition to how much you would like for utilities per month, ask your Leasing Specialist about who is responsible for setting up and managing utilities. For many Progress Residential® homes, you are not responsible for setting up any utilities, because they are all in the homeowner’s name. This means no setup fees, credit checks, or deposit fees if you choose one of these homes.

Complete an application
Once you’ve found the perfect home, complete an application and put down any necessary funds such as a security deposit or holding fee before someone else can do so. Be sure to check whether or not these items are refundable. As always, read the fine print clearly and ask any questions you may have prior to signing.

Sign a lease
Similar to completing your application, read the entire lease and make sure you understand the term prior to signing. Pay close to attention the following:

• When you monthly rent is and the amount
• Your payment options and how to do so (text to pay, auto pay, etc.)
• What constitutes as a resident maintenance responsibility vs. landlord responsibility
• Home care standards

Move in
